What’s the difference between a pre-inspection and a home inspection?
They sound similar, but they serve very different purposes.

When you're buying or selling a home, inspections play a key role in protecting everyone involved. Here's how the two types differ—and when you might want to use each one.

Pre-Inspection (Before Listing or Before Making an Offer)

A pre-inspection is usually done before an offer is made (or even before a property hits the market). It gives buyers or sellers a quick snapshot of a home's condition.

  • For buyers: It can help you make a confident offer in a competitive market where there may not be time to include an inspection condition.

  • For sellers: It helps you get ahead of any potential surprises and price your home accordingly—or take care of issues before listing.

Think of it as a sneak peek. It’s not as in-depth as a full inspection, but it can provide valuable insight to help you move forward quickly.

Home Inspection (After Offer is Accepted)

This is the full, detailed inspection. It happens after your offer is accepted—often as part of the conditions in your agreement.

  • A certified inspector takes a deep dive into the home’s systems and structure.

  • You’ll get a written report outlining any issues—big or small—which can help you negotiate repairs or even back out if the problems are serious.

This is your chance to fully understand the home before finalizing the deal. We always recommend it unless the market conditions simply don’t allow.

So, do you need both?

Sometimes, yes. Especially if you're trying to make a strong offer in a hot market but still want peace of mind. A pre-inspection helps you act fast, while the full inspection keeps you protected.
